There is a point where repairing costs more than replacing, and on a lot of Walker-area homes it arrives sooner than owners expect. The signs are consistent. A run that has been resealed twice and still weeps. Metal that has split rather than separated. Hangers that will not hold because the fascia board behind them has gone soft along most of its length. Sag between fasteners deep enough to hold standing water after a dry week. Any one of those on its own is a repair. Two or three together on the same elevation means the system has reached the end of its service life and each further patch buys a shorter reprieve than the last. Replacement is also the only moment you get to correct the original sizing. A great many houses in this metro were fitted with five inch trough and a single downspout on an elevation that genuinely needed six inch or a second outlet, and no amount of cleaning fixes an undersized system in a heavy West Michigan downpour. Taking the old run off exposes the fascia board along its whole length, which is when soft sections get found and dealt with rather than covered back up. We scope replacement one elevation at a time, so a house that needs the north side replaced and the south side cleaned gets exactly that.
Replacement runs in a single visit on most homes. The old trough, hangers and outlets come off first, the exposed fascia is checked along its full length, and any soft board is repaired before new material goes up. New runs are pitched to the outlet, hung on the sound board, and flushed to confirm the fall. There is no single figure, because cost follows the total run of gutter, the height and pitch of the roof, and how compacted the debris has become. A single-story ranch with open troughs and a two-story with guards over packed leaf load are not comparable jobs. We price after seeing the roofline, and the number we give is the number on the invoice.
Plan on two visits, one in spring and one late in fall. The fall visit matters most here because anything left in the trough freezes solid and turns a drainage problem into an ice problem. Spring clears what came down over winter and lets you see what the ice actually did to the seams and hangers.
Twice a year covers most homes. Lots with mature oak and maple overhead often need a third pass in late November, after the last leaf drop but before anything freezes. If you are emptying troughs more often than that, the problem is usually pitch or an undersized downspout rather than the leaf itself.
Heat escaping through the roof melts snow at the ridge, the meltwater runs down and refreezes at the cold eave, and the ridge of ice that builds there holds the next melt behind it. Full or poorly pitched gutters make it worse by giving the ice a place to anchor. Clearing the trough before the first hard freeze is the cheapest thing you can do about it.
It depends on what is above the roof and what the pitch is. Under heavy oak and maple canopy, a good screen or micro-mesh cuts cleanings back sharply. On a steep roof that already sheds well, guards can shed water straight over the trough in a downpour and cost you more than they save. We say which one you have before quoting the work.
Sectional gutter comes in lengths that are joined on site, and every joint is a seam that can open as the metal moves through freeze and thaw. Seamless is rolled to the length of the run on site, so the only joints are at corners and outlets. On long straight runs the difference in how long the system stays watertight is substantial.
Replacement is priced by the linear foot of run, the material chosen, the number of corners and outlets, and the height of the elevation. A single-story back run in aluminium and a two-story front elevation in steel with three corners are not comparable. Fascia repair found under the old run is quoted separately rather than assumed into the price.
Per-foot pricing moves with material and profile. Aluminium K-style sits at the low end, steel above it, and copper well above both. Six inch trough costs more per foot than five inch and moves considerably more water. We give the per-foot figure and the total run length so you can check the arithmetic yourself.
Aluminium seamless runs commonly give two decades or more here when they are kept clear and correctly pitched. Sectional systems tend to fail earlier because every joint is a point that freeze and thaw can work open. What shortens either is standing water, which is a pitch problem rather than a material problem.
Only where the board has failed. Taking the old run off is what makes that visible, and on many houses the board is sound apart from a few feet at an outlet where water has been overflowing for years.
